How to Calculate Architectural Fees

Undercharging is the primary reason small firms fail. You must understand the three primary fee structures.

1. Percentage of Construction Cost

The most common for full-service commercial and high-end residential. Fees typically range from 8% to 15% of the total construction cost, scaling inversely with project size (a $10M building might be 8%; a $500k house might be 15%).

2. Fixed Fee (Stipulated Sum)

Best when the scope is rigidly defined. Requires excellent historical data on how long tasks take. If the client changes the scope, you must execute a change order immediately.

3. Hourly, Not to Exceed

Common for early schematic design or feasibility studies where the scope is unknown.
